The Truth About Inspections

What a Houston Roof Inspection Should Actually Look Like

Most Houston roofers call a five-minute walk around the yard with a phone camera a “roof inspection.” That is not an inspection. It is a sales visit dressed up as one. A real inspection answers four questions in writing, with photo and video documentation backing every finding.

A drone flyover answers part of question one. It does not answer the other three. That is why we climb every roof, walk every plane by hand, and enter every accessible attic.

Repair is usually the right answer when:

Full Scope

  • Ridge vent inspection and airflow check

How It Works

How the Inspection Actually Works, Step by Step

Step 1: Schedule your inspection

Submit the form on this page, call 832-246-9931, or text the same number. We confirm your appointment by text and email and schedule most inspections within 24 to 48 hours.

A trained 360 Power inspector arrives within the appointment window. We introduce ourselves, walk the property with you to understand your concerns, and explain what we are about to do.

We climb the roof and walk every accessible plane by hand. We document findings with photos and video as we go. We then enter the attic, check ventilation, take moisture readings on suspect decking, and look for signs of active leaks.

Before we leave the property, we walk you through what we found. You see the photos and video on the inspector’s tablet. You ask questions while we are still there.

You receive a written PDF report immediately after the inspection. It includes every photo, video, finding, and recommendation. If repair or replacement is needed, it includes an itemized estimate.

The report is yours. Move forward with us, use it to compare other quotes, send it to your insurance carrier, or just keep it on file. The choice is yours.

Right Time to Schedule

When Houston Homeowners Should Schedule a Roof Inspection

Any one of these five situations is a good reason to schedule — most cost nothing to wait on, until they do.

After a major storm

Hail, hurricanes, and thunderstorms can cause hidden damage. Inspections also help support storm-related insurance claims.

Before buying or selling a home

A roof inspection can reveal issues that may affect pricing, negotiations, or financing.

When your roof is over 15 years old

Houston asphalt shingle roofs often last 15 to 25 years, but hidden problems become more common after year 15.

When you notice warning signs

Missing shingles, granules in gutters, ceiling stains, attic daylight, higher cooling bills, or leaks all need attention.

If it has been over five years

Even a healthy roof should be inspected at least every five years, especially after several storm seasons.

Why Ours Is Different

The Three Things Most Houston Roof Inspections Miss

Most “free roof inspections” in the Houston market are quick sales visits, not real inspections. Three things they typically miss:

Hidden flashing failures

Flashing failures around chimneys, valleys, skylights, and dormers are responsible for a disproportionate share of Houston roof leaks. They are also nearly invisible from the ground or from a drone flyover. We physically inspect every flashing point by hand.

Attic moisture and ventilation problems

You cannot diagnose attic conditions from a roof. Most inspections never enter the attic at all. We take moisture readings, check ventilation balance, and document any active or recurring moisture issues with photos.

Hail bruising that is invisible from the ground

Hail bruising on asphalt shingles is often invisible from the ground but clearly visible up close. Missing this damage means missing an insurance-eligible claim window. We document every hail strike on every plane.

Why It's Free

What the Inspection Costs and Why It Is Free

The inspection is free. There is no charge for the on-site visit, no charge for the written report, no upsell at the door, and no charge if you decide to hire a different roofer.

We offer free inspections for one practical reason. About 1 in 4 Houston homeowners who schedules an inspection ends up needing work we can do.

That ratio makes the inspection a fair investment on our end, and it means we can offer real value to the other 3 in 4 homeowners without charging them. The report is yours either way.

What is not free:

If your roof needs work and you decide to move forward with 360 Power, the work is quoted separately based on the scope. We provide written, line-itemed quotes so you know exactly what you are paying for before any work begins.

FAQs About Houston Roof Inspections

How long does a roof inspection take in Houston?

A standard residential roof inspection in Houston takes 60 to 90 minutes on site. Time on the actual roof varies by size and complexity. The written report is sent to you immediately after the inspection.

The inspection is genuinely free. No charge for the visit, no charge for the report, no obligation to hire us. The report is yours to keep, share with your insurance carrier, or use to compare quotes from other roofers.

Most Houston inspections are scheduled within 24 to 48 hours of your call. After major storm events, demand increases, but we still prioritize storm damage inspections inside the 48-hour window when possible.

Both. We physically enter every accessible attic space as part of every inspection. The attic is where you find evidence of active leaks, ventilation problems, moisture damage, and insulation issues that affect the roof above it.

We document the damage with photos and video, explain what we found in plain English while we are still on site, and include a no-pressure quote for any recommended work in the written report. You decide how to proceed.

Yes. Every inspection includes claim-ready documentation if storm damage is present, including dated photos, written damage descriptions, and itemized estimates formatted to meet major Texas carrier requirements.

No. The written report is included free of charge. It is sent to you immediately after the inspection in PDF format.

No. If your roof does not need work, we tell you it does not need work. The report is still yours to keep. You are not charged for the visit, and we will not pressure you into work you do not need.

Yes, and we recommend it. Most Houston homeowners are present for the on-site walkthrough at the start and end of the inspection. You see the photos and video on the inspector’s tablet before we leave.

This page covers residential roof inspections. We do offer commercial roofing services on a different scope. Call 832-246-9931 to discuss commercial inspections.
